The association

Organised, documented, and open to its members.

Sterling Ridge Homeowners Association exists to maintain the common areas, administer the covenants recorded against every lot, and to do both in a way that homeowners can inspect at any time. This page sets out how that works.

Our mission

Preserve the property. Follow the documents. Keep members informed.

An association is at its best when it is unremarkable — the landscaping is maintained, the reserves are funded, the meetings happen on schedule, and nobody has to chase anyone for a copy of the budget.

Sterling Ridge is run on that principle. The board sets policy and approves expenditure; Banning Management carries out the day-to-day work; and this website is the public record of both. Where the governing documents or Florida law require something to be published, it is published here.

How we operate

Four responsibilities we hold ourselves to.

Stewardship

Common areas, drainage, signage and shared landscaping are maintained on a schedule, not on complaint.

Transparency

Agendas, minutes, budgets and reserve reporting are available to every member without special request.

Consistency

The covenants apply the same way to every lot. Enforcement follows the notice and hearing process in the documents.

Accessibility

One manager, one inbox, one portal. Requests are logged, tracked and answered within two business days.

The board sets direction; the management company executes it. Banning Management handles accounting, vendor coordination, covenant administration, records and homeowner correspondence for Sterling Ridge.
