Estoppel certificates for a sale or refinance are ordered through Banning Management. Email ssullivan@banningmgmt.com with the property address, the closing date and the closing agent's details. Statutory delivery timeframes and fee caps under Section 720.30851, Florida Statutes, apply.

Submit a written request to the property manager identifying the records you wish to see. Under Section 720.303(5), Florida Statutes, the association must make its official records available for inspection or copying within ten business days of receiving that request. Reasonable copying costs may apply.

An active water leak in a common area, a downed tree or limb blocking access, a failed gate or a lighting fault creating a hazard, or any condition that threatens life, safety or property. Call rather than write. Issues inside your own home, or with your own utilities, are the homeowner's responsibility.

Yes. Assessment balances, payment history and payment options are available in the resident portal. Homeowners who prefer to pay by check should follow the remittance instructions printed on their statement and allow time for the payment to clear before the due date.

Report suspected covenant violations in writing to the property manager, with the address and, where helpful, a photograph. The association investigates and follows the notice and hearing process set out in the governing documents and Section 720.305. Reports are handled discreetly, and directors do not act on complaints made informally in person.

In most cases, yes. Paint colours, fencing, roofing, driveways, structures, screen enclosures and significant landscaping generally require written approval from the architectural review committee before work begins. Submit the application with drawings, materials and colours through the portal, and allow up to thirty days for a decision.
